Skimmer Replacement: A skimmer change is typically included as a standard item in all remodel estimates, even if it may not be required after inspection.
Leak Detection: Leak detection is a mandatory service. If any leaks or broken plumbing lines are discovered, you will be notified before any repairs are made. These repairs are not included in the initial estimate.
Structural Issues: Any structural problems—such as cracks in the pool shell—will be evaluated and discussed separately.
Resurfacing Conditions: If more than 30% of the old surface is compromised or if there are more than two layers of old Diamond Brite, complete removal (“chip-out”) of the surface is recommended. Any additional costs for this work will be communicated before proceeding.
Pool Tile Selection: Pool tiles are separated into three categories — Standard, Premium, and Plus. Since there are many styles and color options available, we will either bring samples to you or direct you to a local showroom where you can make your selection.
Deck Material Options: Deck materials listed include marble, travertine, porcelain, and pavers. We will also direct you to the local showrooms where we source these materials. Prices may vary depending on your selection, but the figures shown in this estimate are meant to give you a general idea of overall costs.
Deck & Structural Adjustments: Removing existing pavers, adding dirt for elevation, or performing extra demolition work are not included in this estimate. These items will be reviewed and quoted as needed.
Equipment & Utilities: Some equipment, such as pool heaters, may require new electrical or gas connections. These installations are not covered in this estimate and will be quoted separately if required.
